WHAT IS PRIVATE REAL ESTATE INVESTING?
The process of investing in properties below market value, which gives private investors an opportunity to fund the purchase, rehab, or start new construction on a property. As a result, investors will earn a high return on their investments equivalent to the deal. Returns on investments range from 25% to 35%.
HOW IS MY INVESTED MONEY USED?
Invested monies are used to purchase a property that require renovation or new construction. The funds also will be allocated to materials, carrying costs and for any unexpected expenses.
WHY DON’T WE GO THROUGH THE TRADITIONAL LOAN PROCESS?
Our leverage is far greater when we purchase using cash funds. Many traditional home sales fall out of contract because of financing issues, and this allows us to negotiate a much lower purchase price and reduce our risk. Lending guidelines are also continually changing.
HOW CAN YOU AFFORD TO PAY SUCH HIGH RETURNS?
High returns are afforded due to the purchase of properties at below market value from bank asset managers, and before properties are auctioned or listed for retail. These types of purchases allow us to have significant equity in the property, and we also generate residual income from other properties.
HOW DO YOU PROTECT AGAINST A DECLINING MARKET?
The real estate market does not shift dramatically in a matter of months. Our targeted properties are in areas where inventory is already low, and demands are high. This gives us the opportunity to purchase quickly and sell rapidly.
HOW LONG WILL FUNDS BE HELD?
3 to 6 months, or immediately after the sale of the property. We account for potential delays upfront and will give you estimated time frame for the return on your investment. We interact with you periodically to minimize any surprises.
WHEN WILL I RECEIVE PAYMENTS?
We will return your principal and investment return at the end of the deal, and based on the investment program you are participating in.
IS THERE A GUARANTEE ON MY INVESTMENT?
Yes, we are committed to using the investment properties in our portfolio as collateral.
WHAT IS THE COST TO INVEST?
Only your investment in the deal.
WILL MY MONEY BE POOLED WITH OTHER INVESTORS?
Your money is used for specific deals for a return on your investment. There are opportunities to invest in a deal for individuals, private companies, non-profit organizations, family offices, families, and group of friends.
HOW DO I INVEST WITH VENTURE ALLIANCE REAL ESTATE INVESTMENTS?

- Fill out the personal identifying information fields, create a username/password
- Have one-on-one meeting/call with Co-CEOs
- Sign your investor agreement
- Fund your investment account via ACH or Wire
WHAT IS THE MAXIMUM DOLLAR AMOUNT I CAN INVEST?
There is no maximum dollar amount for investing. The minimum dollar amount to invest is $5,000, but we will work with individuals to pool their funds to make up the $5,000.
